Compared to other Mid-Atlantic markets, North Central Virginia stands out with one of the strongest listing surges, possibly influenced by recent federal employment shifts and return-to-office trends.
Buyer Activity Heats Up
Pending sales rose by 44.8% from February to March, signaling strong buyer interest. While year-over-year growth was modest at 0.2%, the month-to-month jump shows just how active the market has become this spring. Lower interest rates are also helping to draw buyers back into the market.
Home Prices Reach New Highs
The median sold price in March reached $495,000, a 3.1% increase from this time last year and a new all-time high for the region. Single-family detached homes are driving much of this growth, as inventory in that segment remains far below pre-2019 levels.

While it’s still early to determine the full impact of recent economic changes in the region—including those tied to DOGE—the real estate market is showing resilience.
